Duluth, MN & Superior, WI make up the Twin Ports. These cities are located on the Southern tip of Lake Superior. Wisconsin was established in 1848 & Minnesota in 1858. The Twin Ports is known for its beautiful Lake Superior scenery, San Francisco-like views & extreme seasonal climate. Duluth is the larger city with approximately 86,000 people & Superior with 27,000.
A major industry in the Twin Ports is shipping. With 31,800 sq. miles of fresh water; grain, iron ore, stone & coal are frequently transported in & out of the harbor. The Twin Ports serve nearly 200 domestic & foreign vessels each year. Another major industry in the area is tourism with tourist features such as the Aerial Lift Bridge, the Bong Bridge & the Blatnik Bridge, the Lake Superior Aquarium, the Bong World War II Museum & many others. Duluth is also home to St. Mary's & St. Luke's, two large hospitals employing over 500 physicians, nearly 10,000 employees, & over 20 clinics combined.
There are many seasonal activities in the Twin Ports. The summer is kicked off with activities all around the lake. Starting in June is Grandma's Marathon; a 26.2-mile marathon located on the scenic North Shore of Lake Superior & into Duluth. There is also a Dragon Boat Race Festival on Superior's Barker's Island & the Bayfront Blues Festival in Duluth. The fall brings the Ship of Ghouls, a haunted ship (William A. Irvin) docked at the harbor in Canal Park. The winter holds the John Beargrease Sled Dog Marathon; which finishes at Duluth's Spirit Mountain, a skiing and recreation area.
There are many things to do around the Duluth/Superior area. The views of Duluth/Superior from Enger Tower are spectacular! During the summer time you can spend your time swimming or boating in one of my many area lakes, walking along my lakefront trails, enjoying the annual Blues Fest music event or relaxing in one of my many city parks. In the wintertime you can ski, snowmobile on any of the numerous trails around, or catch a college hockey game.

Most buyers know that first-year interest on Adjustable Rate Mortgages (ARMs) is typically lower than the interest on available fixed-rate mortgages. This makes ARMs easier to qualify for, but also requires that borrowers have some understanding about how such loans work, because there are significant details associated with the low first-year rate.
First, check to see how long the low rates offered on the ARM are guaranteed. After that period of time, the rates can go up two points a year to a typical rate cap of six points over the life of the loan. Lenders will usually require borrowers to qualify for a mortgage loan that is several percentage points above the actual initial rate charged on the ARM. This is intended to keep borrowers from becoming overburdened by debt. Some lenders may charge special fees or caps which can increase the cost of the loan. If you think that an ARM may work for you, it is a good idea to shop around.
